The purpose of an inspection is to determine whether items are performing their intended function.  Inspectors are generalists and must not portray themselves as specialists in any field or trade, even though most inspectors are plumbers, electricians, HVAC contractors, etc.  Take myself for instance, I'm an apartment building owner and have bought and sold countless single family houses all over Michigan and Ohio.  Everything from electrical, plumbing, HVAC, drywall, painting, and even demolition I've done with my own two hands over the last 17 years.  That's a plethora of experience yet, when I walk into a customers home I don't pretend to be an expert on any one singular trade that might have an impact on repairs that need to be addressed.  However, where my experience becomes invaluable is I know how to spot the problems.  I know when something is not installed properly and creates an immediate danger.  Or when maintenance needed is just normal wear and tear.  And although the inspector does not inspect for compliance with building codes for two reasons, First, this is the jurisdiction of the municipality where the property is located. The municipality is responsible for ensuring that buildings are constructed according to standards for health and safety.  And Second, building codes constantly change, and codes in forces when the house was built may not be current. It is impossible for an inspector to know all codes for all municipalities.  And although as a home inspector we are not code officials, we are extremely familiar with the minimum housing code or ordinance in the area in which we live and do business and we focus on health and safety issues to ensure you're not in danger in the home.
